Oh my goodness I love this one! Security gated resort community (((Camp Florida))) live in a fun resort everyday!! One of the few “non-age” restricted mobile home parks around (especially where you own the land)! This is a 1994, 1 bedroom 1 bath, park model which per the owner was built more along the lines of a modular home rather than a mobile home for added peace of mind with quality/stability and craftsmanship. You own the land and have access to all kinds of fun things to do!!! What a great place to buy for the family to come to! You’ll love fishing on the shores of crystal clear spring fed Lake Grassy, swimming in the most beautiful Olympic size pool that was recently restored, pool house with gym, restrooms, darts, billiards, ping pong, and a club house. There's a private Fishing Pier & Boat Slips on Lake Grassy. The amenities include but are not limited to a putting green, fish cleaning station, picnic areas, fire pits, beach, shuffleboard, bocce ball, horseshoe pits and tennis/pickleball courts, Bingo, side card rooms. There are bathhouses and laundry machines available. You are allowed to rent out your place! (((Maintenance fees is super low $125 per month))) because you own the land! The TV is a smart Roku TV. Fruit trees (Meyer Lemon, Avocado, Tangelo, and Mango) all on an automatic drip watering system. There is also a beautiful Hibiscus . Pets are not allowed on this circle, unless they are a registered support animal. Recent roof and AC inspection and it passed. Recent updates (new toilet and sink, exhaust fan, interior paint, pull out drawer pantry, fridge and microwave less than 2 years old, new pex plumbing installed throughout). Hurricane straps up to date on the foundation up to date. The furniture is very nice and also new. Owners cost to maintain the property: Insurance through Wells, Foremost $900 yearly, Electric average $100 monthly (64 degrees at night and 73 during the day) Property taxes $1274 yearly, Water/Sewer $40-$50 monthly. Additional info: There are storage lots and boat slips that you can get on a waiting list to purchase. None are available right now. Per owners you can enclose the carport to make additional living sq footage (there is room within the setbacks). The current owners have really enjoyed this place and do not want to part with it but family health reasons force sale.
